We review income, credit, assets, and your payment comfort zone so your approval matches real life.

Best move: share paystubs + W2s early so we can verify and move fast.

Shop + write the offer

Once you’re under contract, we align your timeline with the seller’s and confirm your numbers.

Best move: avoid new credit or big purchases while you’re shopping.

Disclosures + rate strategy

You’ll receive initial disclosures and we lock (or float) based on your goals and timing.

Best move: sign disclosures same day so processing can start immediately.

Processing + document review

My team organizes your file and verifies details so underwriting gets a clean package.

Best move: upload full statements (all pages) — even blank pages matter.

Appraisal + underwriting

The lender reviews the file, orders appraisal (if needed), and issues conditions to clear.

Best move: respond quickly to conditions to keep the closing date safe.

Clear to close

Once conditions are satisfied, we get the “clear to close” and your closing package is prepared.

Best move: confirm your cashier’s/wire/closing funds plan early.

Closing day

The finish line — and the part everyone remembers.

You sign, funds are disbursed, and you get the keys (or your refinance completes).

Best move: keep your phone close — last-minute verifications happen.
